Cleaning the Door Surface
- Clean every 3 months with mild soap and water or as needed when noticeably soiled, after severe weather, etc. Rinse and dry fully to prevent water spots.
- For wood doors: reseal or repaint when finish fades.
- For steel/vinyl doors: wax yearly to protect against fading and rust.
Lubricate Moving Parts
- Use lithium or silicone-based garage door lubricant. We recommend 3 in 1.
- Apply to hinges, springs, metal rollers, bearing plates, drive belt or chain (if applicable).
- ALERT! – Avoid WD-40—it dries out and attracts dust.
Hardware Check
- Tighten bolts and screws on hinges, brackets, and tracks.
- Replace cracked or worn rollers.
- ALERT! – Leave red-painted parts and torsion springs to the professionals.
Weatherproofing
- Inspect rubber seals and bottom weatherstripping.
- Replace worn strips to keep out moisture and pests.
- Use dielectric grease to protect rubber seals.
Opener Maintenance
- Check battery backup before any major storm.
- Change remote batteries and opener light bulbs annually.
- Inspect belt/chain tension regularly for sagging or unusual noises.
